Coulee Ridge says ‘come see the views’

The promoters of a new community in south Medicine Hat are boasting about the progress made on Coulee Ridge, and are inviting Hatters to see the views as well as a double-feature movie this week.

The site, which overlooks the Seven Persons Creek coulee on land north of South Boundary Road, is now stripped and being levelled ahead of utility servicing work this fall and winter.

The staked-out parcel will also be on display for a drive-in movie night held on Sept. 7 to help kick off this year’s Parade of Homes showcase put on by the Canadian Homebuilders Association.

They will show “The Incredibles,” then “Avengers: End Game” for attendees who bring a donation for the food bank.

“We want to get it out there that Coulee Ridge is for everybody,” said Don Sandford, whose company Enclave Ventures announced plans to build the community last winter.

“We have a number of lots for homes in mid-market price ranges still available.”

Sandford says more than half the lots in the initial 44-lot phase have been sold, and planning on the larger parcel, which will include more than 200 lots in total, is also proceeding.

Elevations are being adjusted on the northernmost part of the parcel that shows a side view of the creek plains below and the Saamis Tepee opposite.

“We’ll be going very hard until November, then moving to deep servicing over the winter,” said Sandford. “We’re very pleased with the market reaction.”

The company also intends to put plans for the second phase, involving more than a 100 lots and a recreational pond, before city planners for approval by the end of the year.

That pond, the headline attraction in the community billed as focused around amenities, was the subject of scrutiny when the first phase was approved by city council in the spring.

Sandford says they will present plans by year end and the bio-filtration system that would eventually add “zero cost” to city parks department, which would become public facility under their management.

The recreation pond, which could be stocked with fish according to initial plans, will be central to the second phase, and excavation would proceed before lots are drawn.

Parade of Homes

A drive-in movie style event at the site, entered from the south off of S. Boundary Road, east of Range Road 61A, on Sept. 7 is put on in collaboration with the kickoff off of the annual Canadian Homebuilders Association Parade of Homes.

That month-long event begins with an opening ceremony in Saamis Phase 7 on Wednesday afternoon. Each year the public is invited to view the featured inventory of local residential construction firms. Eight homes in this year’s parade are located in Saamis, Vista, the Hamptons, Terrace, Southlands and Dunmore, as well as the mature community of East Glen, where an infill development will be featured.

Hatters can view the homes on Wednesday and Thursday evenings, from 6-8 p.m., as wells as weekends, from 1-5 p.m.
