Fewer building permits were issued in Medicine Hat in 2025 than the year prior, but the total value was nearly 50 per cent higher.
Two residential building permits were issued in December to close out the year for a total value of $1.5 million. No residential permits were approved in December 2024.
The year saw a total of 574 permits issued. Residential permits issued in 2025 included 33 houses, 14 duplexes and 41 apartments.
Only two non-residential new buildings received permits in 2025, one commercial and one institutional. The institutional permit was issued for the Holy Trinity Academy school, a build valued at $67.3 million.
The total value of permits issued across the year was $152.7 million, compared to $107.7 million in 2024.
Without the Holy Trinity permit, the total value of permits issued in 2025 was substantially lower than in 2024, with a total of 573 permits valued at $85.4 million.
In 2024, the 620 permits included two more commercial buildings, one more industrial permit and three more duplexes.
However, 2025 saw six more permits issued for new houses. The average value of permits for new homes also increased notably from $371,291 in 2024 to $538,143 in 2025.
There were also significantly more apartments constructed in the Hat in 2025, with 41 permits issued compared to the previous year’s eight. The total number of new units will total 247, 152 more than the year before.
The new apartments represent the second most valuable category, with $35.5 million in approved construction ahead. Only the institutional category containing the new school project was worth more.
