Brooks holding public hearing over area structure plan changes

The City of Brooks will host a public hearing in February to share three area structure plans as well as changes to bylaws that will affect its Land Use Bylaw.

The public hearing will detail proposed amendments to the Northeast Sector Area Structure Plan, Northwest Sector Area Structure Plan, Southeast Sector Area Structure Plan, Southwest Area Structure Plan.

The city is looking to re-assign authority to discretionary use applications, time extensions and similar use applications from the Municipal Planning Commission to the Development Authority.

This would allow the Development Authority to approve variances, except for parking, for new construction.

Changes also include making notification of affected landowners mandatory for all discretionary use applications, for variance requests over 50 per cent for new construction and for variance requests over 25 per cent for parking.

These changes will also expand notification requirements from adjacent landowners to all landowners within 100 metres, as well as affected persons.

The public hearing will be held at city hall in Brooks at 5 p.m. on Feb. 23. Residents may speak at the public hearing in-person or virtually through Zoom.

Comments can also be submitted to the City of Brooks until Feb. 20 at 4:30 p.m.

Additionally, the city will also introduce a new Repealing Bylaw, Development Authority Bylaw and Subdivision Bylaw, which are all required to support proposed changes to the Land Use Bylaw, however these bylaws are not part of the public hearing.
