Major apartment block approval pushes city’s building permit numbers beyond 2024 totals

New apartment construction has pushed building permit numbers in 2025 well past last year’s total.

The City of Medicine Hat’s planning department states in April’s summary that approval of a 189-unit new apartment block on Dunmore Road has an estimated construction value of $21.8 million.

That pushes the cumulative construction values permitted so far this year to $32.9 million, or about $8.6 million more than through four months last year.

April 2024 also featured a major apartment project, the $10 million, 79-unit building that is now nearing completion on Second Street in the North River Flats. That brings the total number of new multi-family residential units in the city coming online to 283, including smaller projects.

Single-family housing activity continues to languish however, with just three new permits in April and nine for the year (one more than in the spring of 2024, though at a much higher value of construction).

Duplex spending for the year is about even, while tri- and four-plex projects are also one higher.

Non-residential construction was muted in the month, while the value of home permits was double the previous April at $670,000 on a similar number of projects.
